Construction of cast-in-situ concrete structures for the Talsinki quarter office building

Maru Betoonitööd is carrying out the cast-in-situ concrete works for the Ahtri Street side office building of the Talsinki quarter, developed by US Real Estate and built under the main contract of Bildgren Ehitus OÜ. The building will become the future headquarters of SEB in the Baltics and includes two underground parking levels.

The Talsinki mixed-use quarter is being developed next to the Admiralty Basin, in the area where the Rotermann quarter meets the harbour district. The seven-storey office building facing Ahtri Street will provide approximately 10,000 m² of office space and is scheduled for completion in 2028. The building is designed according to LEED Platinum certification requirements and forms part of a largely car-free urban quarter with approximately 500 parking spaces located underground.

Maru Betoonitööd’s scope includes approximately 6,900 m³ of concrete, 13,700 m² of formwork, and over 1,000 tonnes of reinforcement steel. Our works include underground reinforced concrete structures, walls, slabs, shafts, columns and the main structural frame of the building.

The cornerstone ceremony took place on 20-th May. By that stage, the pile-slab of the lower level had been completed, together with most of the external walls and shafts of the -2 level. The slab of level -2 was largely completed and construction of the -1 level walls was underway.

The technical complexity of the project results from the combination of restricted logistics, dense urban surroundings and large underground structures. Accurate planning of construction stages, coordination of temporary support systems and retaining structures, and cooperation between different parties have played an important role throughout the project. Construction of the underground structures requires daily coordination between designers, excavation contractors, sheet pile wall installers and the main contractor Bildgren site team. The successful progress of this technically demanding project has been supported by close cooperation with Bildgren’s experienced and professional project team.

Maru Betoonitööd has previously completed the Tammsaare tee 56 office building in cooperation with US Real Estate and has also carried out concrete works together with Bildgren at the Tartu maantee 44 residential development and the Tondi residential projects.

As a fitting coincidence, many team members working in Tallinn on the Talsinki project have previously spent years working on our sites in Helsinki — creating a small “Talsinki bridge” for our team as well.
